Terms

Last updated 15 October 2026

These terms are the agreement between you and us. They're written in plain English, but they're still a contract, so please read them.

Who we are

EPC Customer Report is run by Emerald Eco, the trading name of Glenn Turner, a sole trader in the UK. Contact: hello@emeraldeco.co.uk. Postal address available on request.

Who it's for

EPC Customer Report is for domestic energy assessors and other property professionals, using it for their business. By signing up you confirm you're using it in the course of your business, not as a private consumer.

What the service does

It turns a published Energy Performance Certificate into a plain-English guide for the homeowner or landlord. The official certificate on the government register is always the legal document. Reports explain it. They aren't a new assessment, a survey or professional advice, and costs, savings and points in them are estimates based on the certificate.

We're not connected with the government, the EPC register or any accreditation scheme.

Your responsibilities

Reports go out under your name and logo, so please read each one before you send it on, and correct or leave out anything that doesn't fit the property. What you tell your customer is between you and your customer. Only upload a logo you have the right to use.

Prices

New accounts get 3 free reports, and we don't ask for card details until you've used them. Free reports are limited to 3 per assessor (by the assessor ID on the certificate), however many accounts are used. After that, it's £1 a month for unlimited reports. Using a report on a certificate covers downloading it again, for homeowner or landlord, for 90 days.

We'll give you at least 30 days' notice by email before any price change, and you can cancel before it applies.

Cancelling

You can cancel the monthly plan at any time from your account. It stays active until the end of the month you've paid for, and we don't refund part months. If something goes wrong with a payment, get in touch and we'll put it right.

Fair use

Unlimited means unlimited for your own work. Please don't share an account, try to get extra free reports with more accounts, or use the service to bulk-copy the register. If an account is misused, we may suspend it, and we'll tell you why.

Accuracy and availability

We work hard to keep the explanations, rules and grant information correct, and the dates we last checked them are shown in each report. Schemes and regulations change, so check anything important before acting on it. The service is provided as it is. We aim to keep it running but can't promise it will always be available or free of errors. We may change or improve it, and if we ever close it we'll give you at least 30 days' notice.

Our liability

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn't allow us to limit.

Otherwise, we're not liable for indirect or consequential losses, or for loss of profit, business, contracts or goodwill, and our total liability to you in any 12 months is limited to the amount you paid us in those 12 months.

Our agreement is with you only. Your customers and anyone else who reads a report have no rights under these terms, including under the Contracts (Rights of Third Parties) Act 1999.

Data notice

Certificate data comes from the government's energy performance of buildings data service (Ministry of Housing, Communities and Local Government). It contains public sector information licensed under the Open Government Licence v3.0.

Address data (address lines and postcode) has been processed against Ordnance Survey's AddressBase Premium, which incorporates Royal Mail's PAF® database. Ordnance Survey and Royal Mail Group Limited reserve all their copyright, database rights, trademarks and other intellectual property rights. They permit the use of this address data only for purposes related to the energy performance of buildings, such as promoting a better understanding of a building's current energy efficiency and potential improvements by its occupiers, owners or the sale and rental markets. Use of address data for any other purpose needs a licence from Ordnance Survey. Reports made with this service are for explaining a property's EPC to its owner, landlord or occupier, and must only be used for that.

Changes and law

If we change these terms, we'll show the new date at the top and email you about anything important. These terms are governed by the law of England and Wales, and the courts of England and Wales deal with any dispute. If you have a problem, please email us first. We'd much rather sort it out.
